Quality Assurance ~ Peace of Mind

The role of an Architect is far broader than that of simply design + documentation, as it also necessitates an appreciation of the various layers that formulate the design + building process throughout.

Initially a comprehensive project brief is established with the client, from which the scope of the project and subsequent role of the Architect is clearly outlined in a Client Architect Agreement which will include the budget, fees, responsibilities and importantly a timeline.

 

An architect’s role can be broken down into three main areas which include Design, Contract Documentation, Contract Administration and Post Construction.  An architect’s responsibility under these roles is clearly outlined in the RAIA Client Architect Agreement for practising (registered) architects.  The scope of an architect’s service is quite extensive and may include as follows:

Schematic Design
  • Consultation with authorities.

  • Architect design + Coordination of Consultants.

  • Opinion of probable cost and program.

  • Presentation to client.

Tendering & Tender Negotiation
  • Tender documentation

  • Coordination of tenders

  • Analysis of tenders

  • Contract preparation

Design Development
  • Consultation with authorities.

  • Architect + Consultant design development

  • Opinion of probable cost and program.

  • Presentation to client.

Contract Administration
  • Consultation with authorities.

  • Supplementary details

  • Coordination of Consultants.

  • Contract administration

  • Site meetings - Quality/ Time/ Progress/ Claims

  • Defects liability period

  • Final certificate.

  • Project estimate + Program - Quantity Surveyor

The role of an Architect is acknowledged by the community as a professional vocation associated within an identifiable core of expert knowledge and skill.  Thereby, it is accepted that the involvement of an Architect in a building project provides the client with quality assurance and peace of mind.
